Real Estate Description

The Villa is situated on a large plot of land with a view of the sea and equipped with a pool and sauna which makes it ideal vacation residence for eight people. The up-to-date construction techniques and state-of-the-art materials ensure all the conveniences of modern housing. The elements of the traditional construction work enable the communication between the villa and its environment. Sandblasted glass dividers in the bedrooms are covered with ornamental canvas curtain panels that provide privacy. The bedroom floors are fitted with parquet flooring similar to boat floors. The first floor also contains a working area with a pantry and a room containing a washing machine and a dryer.

Exterior The Villa is located on an extensive plot of land totalling approx. 1700 m² fenced with a stone wall and surrounded with trees that block the view to the neighbouring plot, while the two pebbly courtyards provide easy car access and parking. With its rustic Mediterranean look created by the genuine stone façade lining, the Villa Luxoria blends perfectly with the environment. Its thick walls provide excellent thermo insulation effect by preserving heat during winter, and keeping the interior pleasantly cool during summer. The heating may be powered by electricity or solar panels, and a composting site and an incinerator complete the environment-friendly quality of the estate.

The area surrounding the Villa is covered with Mediterranean plants. In addition to a garden planted with spice plants, vegetables and flowers, there are pebbly and grass trails trimmed with field grass and bulbs, deciduous hedge plants and shade-loving plants, with an area reserved for installing benches from which guests can enjoy the view of the sea.
